How Fastveg Digital Helped a Texas Commercial Consultant Attract Business Buyers Instead of Investors
2/21/2026

A commercial property consultant in Texas was receiving hundreds of inquiries every month through Meta Ads and Google Ads.
Yet deals were not happening.
Nearly every prospect asked about rental yield, appreciation, and future value. Very few wanted to actually operate a business in the space.
The campaigns were attracting investors, but the consultant needed business owners.
Before Working with Fastveg Digital
Meta Ads targeted general real estate interest groups.
Google Ads used keywords such as : “commercial property investment Texas”
The result:
Leads: ~320/month
CPL: $22
Meetings: 5–6
Deals: none
The low CPL looked good, but the pipeline was empty.
Strategy Implemented
Fastveg Digital changed the positioning.
Instead of marketing the properties as investments, we marketed them as operational business locations. Ads showed how a restaurant, retail store, and office would function in the property.
Audience targeting shifted to:
entrepreneurs
franchise operators
business registrations
small company owners
We added qualification fields in the CRM:
business type + timeline + purpose of purchase.
Google Ads keywords were replaced with:
“office space for company setup Texas”
“buy retail shop for business Texas”
The Results
Lead volume decreased, but quality improved immediately.
Leads: 320 → 140
CPL: $22 → $41
Meetings: 6 → 26
Closed deals: 3 commercial units
The consultant no longer spoke with casual investors. Conversations were with business owners ready to expand.
Commercial real estate improved not by cheaper leads, but by relevant leads.
